Patrick Lewinger

Managing Director, Pattaya Prestige Properties

Luxury Property Director · International Buyer Specialist

About

Patrick Lewinger is the Managing Director of Pattaya Prestige Properties, a boutique real estate advisory serving international buyers, expat residents and investment-led purchasers across Thailand's Eastern Seaboard. Before relocating to Thailand, he built his career as a seasoned entrepreneur across two international markets, running a fashion venture in Paris and leading a buying office in Shanghai that sourced for European brands. This combination of European luxury and Asian commercial experience gives him a distinctive cross-cultural lens on Pattaya's international property market.

He holds an MBA in Marketing from a leading Parisian business school and complements it with solid expertise in corporate finance, financial modelling and capital-markets analysis. Patrick is widely described by clients and partners as a good listener, he takes time to analyse requirements, find solutions and coordinate the team around each client's actual objectives.

How He Works

Patrick's role spans advisory work, team coordination and company management. He oversees the company's strategic direction while personally leading on luxury and investment-led mandates, high-value enquiries, complex negotiations and cross-border buyers who need a single point of accountability.

He is the contact for European and Asian buyers navigating Thai property's legal, tax and ownership frameworks: foreign freehold quota, Thai company ownership structures, rental management transitions and repatriation of sale proceeds.

Coverage & Specialisation

Patrick maintains detailed knowledge of Pattaya's luxury condominium and villa markets. His market-led approach is especially valuable for clients comparing beachfront developments in Wongamat, premium resale units in Pratumnak, and family villas in Jomtien and Na Jomtien.

Jeerat Wechsawan (Yui)

HR Manager & Senior Property Consultant, Pattaya Prestige Properties

Villa & Family Home Specialist · Thai-English Client Support

About

Jeerat Wechsawan, known as Yui, is the HR Manager and Senior Property Consultant at Pattaya Prestige Properties. With 19 years of experience across Thai real estate and property management, including 11 years with Prestige Properties, she is one of the company's most established consultants and the internal lead on people, process and client service.

Yui runs the company's HR function while continuing to consult directly on family homes, pool villas and rental properties. Her day-to-day sits at the intersection of three networks: Thai property owners and developers, international buyers and renters, and the internal team she helps manage.

How She Works

Yui is recognised by clients and colleagues for her communication and people skills: approachable, attentive, and consistent in how she handles enquiries. She is a strong coordinator across clients, owners, tenants and internal teams, and she is the kind of person who solves problems calmly when unexpected situations come up (title-deed complications, ownership transfers between Thai relatives, tenant-in-place scenarios or last-minute renegotiations).

She is responsible, organised and detail-oriented, proactive in chasing an owner, a document or a partner before being asked, and she holds herself and the team to a "done properly" standard. Many of her clients return for second and third purchases, a pattern built on consistent service, transparent communication and follow-through after contracts are signed.

Coverage & Specialisation

Yui maintains deep, on-the-ground knowledge of Pattaya's eastern residential corridor. Her local network gives her direct lines to Thai property owners, village heads and community managers, a key advantage when sourcing off-market villas and resale family homes. She advises clients on developer reputation, build quality, land title (chanote vs. nor sor sam), estate management fees and the long-term capital trajectory of each sub-district.

Pichaya (Vanda)

Office Manager & Property Consultant, Pattaya Prestige Properties

Property Sales & Long-Term Rental Specialist · Thai-English Client Support

About

Pichaya, known as Vanda, is the Office Manager and Property Consultant at Pattaya Prestige Properties, with 9 years of experience in the Pattaya real estate market and 7 of those with Prestige Properties. She brings strong knowledge of property sales and long-term rentals, and handles the full transaction process from initial enquiry and viewings through negotiation, contracts and completion.

Vanda is the friendly first voice clients hear when they contact the office, and the steady presence that keeps the back office running. Her role combines transaction work with office management: viewings, owner coordination, documentation flow, scheduling and the day-to-day operations that keep the team focused on clients.

How She Works

Vanda is known internally and among clients as super friendly, always ready to help, and quick to respond. She works hard, takes ownership of what she commits to, and brings a positive energy that clients consistently comment on. Her communication and negotiation style is built on long-term relationships rather than one-off transactions, which means clients return to her for repeat purchases, rental placements and referrals.

As Office Manager, she is also the person who makes sure the rest of the team has what they need to deliver: documents, owner introductions, viewing logistics and the small operational details that often decide whether a deal closes smoothly or drags on.

Coverage & Specialisation

Vanda maintains working knowledge of Pattaya's main sales and rental corridors, advising clients on developer reputation, building management quality, long-term rental yields and the practical differences between buying for personal use and buying for income. Her strength is making the transaction feel organised and personal at the same time.
